As an investor and a real fan of the region, from a cultural and investment point of view, I have had, up to the time of my investment, a real thirst for information on the region and opportunities - this is pretty much what I would like to share with you. I would like to help those people interested in considering Morocco as an investment by speaking to developers/agents who will ultimately steer you in the right direction and hopefully I can bring impartial advice to help you on your journey. Brief Property Market Overview

For many centuries Morocco has attracted travellers from all around the globe with it's geographical, cultural and historical richness.

Coupled with its closeness to Europe, fantastic climate and spectacular landscape and ever improving access, Morocco is being considered by many to be 'the' destination to invest in.

I am hoping to provide you with some brief pointers as to why you might consider investing in Morocco or at least begin the quest to find out more about this fascinating place and what is increasingly becoming a great place to invest.

Climate

Morocco's climate is described as temperate in the North around Tangier and overall it is reported to receive as many as 330 days of sunshine, with temperatures rarely dropping below 10 degrees all through the year

Political Stability  

The king came to power in 1999 and great strides have been made upon inflation and growth GDP increases which were estimated at 5.2 in 2004 and 2005 being forecast at 6.8%

Access

This is improving with Royal Air Maroc recently losing its franchise and the opening up of to the EU and the recent signing of the Open skies agreement in December 2005, Easyjet recently announced that it was going to open an operation in Morocco as did Thompson and BA's offshoot GB Airlines. Morocco at its closest is only 9kms from Spain and only 2.5 hours away from the UK.

There is also a proposal to build at tunnel from Spain which is expected to start in 2008, and the Moroccan Government is paying for this.

Inward Investment

As part of the government plan called the 'Plan Azur' or sometimes called 'Plan 20/20' the government are investing billions to improve the infrastructure to increase tourism to attract 10 millions visitors in 2010, this is already ahead of schedule with an 18% increase in visitor traffic in 2004.

Property Prices

Still very good value with a wide mix of apartments ranging from 1-3 bedrooms penthouses, sea view villas and luxurious property available to suit all budgets. Prices are forecasted to grow at 15% per annum from 2005 but I expect the results for 2005 to be much higher on many of the off plan developments. Many of the properties are available from around £30k for a 1 bed apartment but in comparison to other economies the prices are around £500 psqm around a quarter of that in Spain and much lower than some other new destinations like Latvia which are selling at over £1000 psqm.

Rental Demand

In some areas especially around Tangier there is more demand than supply in the peak season, this means premium rents of as much as £100 per day are achievable in the June-August peak.

Finance

This is available to non residents through Moroccan banks up to 70% LTV and rates are around 5-7% currently this should improve over time. Costs The cost of a property transaction is around a third of the cost compared to France and Spain being around the 5% mark

Tax

The tax regime is positive to encourage new investment with breaks on both rental and capital gains and repatriation of funds, there also also the potential of tax free zones around Tangier.
