Paradise Beach and Golf
In between Tangier and Asiliah
Paradise Beach Development is situated 5 miles south of Tangiers airport and a similar distance to the Fishing port of Asiliah.
The development will be gated and have 24 hour security along with plenty of parking.
The development is going to have an 18 golf course build at the top of the development and some units will have both golf and sea views.
The golf course is expected to be designed by Steve Ritson and should take less than 2 years to complete.
For updates visit Steves Site @ www.ritsongolfdesign.co.uk work on the course started March 2008.
The development borders the forest diplomatic and is in a very pretty location and undulating with access to a spectacular virgin beach.
The development is being built in 3 phases with Phase 1 released initially in June 2006 with pre-release prices started from £38k for a 63sqm ground floor apartment and around £53k for 2 90sqm 2 bedroom apartment again on the ground floor.
The development is going to be low rise i.e. only Ground floor and penthouse apartments leading to low density development and maintaining a luxurious development.
As well as 1 and two bed units there were some villas which really are front line the price of these villas also included private swimming pools, all apartments should have a sea view as the site is slightly graduated.
Other facilities include a commercial area with a
4star hotel
Cafes and shops.
Gym
Rental and Management Office
Water sports centre
Bank
Swimming pools around 18 in total
The developer expects to provide a free bus service to Asiliah and Tangier for residents.
I bought at the pre-release price paying £53k , prices have risen twice so far and stand at around £75k for a similar apartment. The standard 2 bedroom apartment should fetch no less than £100 on completion in my opinion, based on other markets and similar developments, there is also talk of a rental guarantee.
The development at Paradise Beach is in a large block zoned for tourism and the other neighbours included EMAAR and a Bahrain developer and Tanja Beach all these developments are expected to be around the same sort of size.
The site for the Paradise Beach & Golf Resort was formally in the ownership of the Moroccan government. The site is zoned for the construction of a large tourist complex.
In line with the wishes of the King Mohamed IV to vastly increase the number of tourists to Morocco by 2010.
These units were originally released WITHOUT planning permission and building licenses and the prices probably reflected that at the time.
Since the original release a construction company has been appointed being CDG which is a state controlled company and a Bank Guarantee has been negotiated with a large Moroccan bank being Banque Populaire.
There have been a number of delays regarding planning and therefore the time scale for completion has been put back towards 2009 from 2008. Planning and building licenses are expected before the end of April and construction should start with 6 weeks of the licenses being granted.
Further details of this development can be found out www.paradisegolfandbeach.com if you need to get in contact with an agents for this site I'd be happy to recomend one as agents service varies shall we say....

Golf Course has started and described by Steve Ritson as 'The golf course shall be designed in a links style which complements this beautiful wild and windswept section of the Atlantic Coast. The aim is to carefully design the golf course to fit onto the existing landscape with the minimum disturbance to the natural environment and at the same time make the most of the superb sea views.
The course is designed as a full length championship standard golf course of par 72 and at over 7,000 yards from the pro tees will be a superb test of golf but it is also designed with forward tees for the junior, senior and lady golfer so that the whole family can enjoy the course together.
